Brent Housing
Brent Housing Partnership (BHP) is the company that looks after 13,000 council properties in Brent.
BHP offers support to residents so they can live in their home independently and encourages all our residents to get involved.
BHP are in the process of implementing AccuServ to handle their void work using their own direct labour force, as well as controlling their stores.
The four main areas they wanted to address are:
1. Actual Job Costing, down to individual job level and to include labour, materials and sub contractor costs.
2. Stock Control, because of the nature of the void jobs, there is an extensive stores and van stock.
3. Control of their workforce
4. Work in Progress, in monetary terms as well as actual progress of void projects.
Up until now, the work was controlled on various Excel spreadsheets with the jobs being created and completed on Northgates SX3 (v5) system.
With the introduction of AccuServ, the jobs are still created on v5 and these are automatically loaded in to AccuServ by InterNETalias’ sophisticated AccuLoader software. A unique event is created on the job for each trade, with the trades being identified from the schedule of rates code.
Jobs are varied on v5 and these variations then update the AccuServ job. All costs and times are recorded against the job in AccuServ, and this provides accurate job costing information, WIP and time sheets. All stock items are allocated from stores to the job, and then allocated to cost and booked out of stock as they are used.
Because each trade and task is an event in AccuServ it is very easy to monitor the actual progress of any void job, and to ensure the next trade is ready to start as soon as one trade is finished.
